I have an icemaker in my house and I have been having problems lately. I figured it needed to be cleaned so I called a service company to work on it. The service man said it had a bad water valve and changed the valve and cleaned the “scum” out at the same time. It is now making clear ice, but not much of it. The service man says he has done that entire he can. Can you give me an idea of what else it could be?
If the unit is clean and water valves and sprayers are all working properly you may ask the service technician to check the Freon level. If it is low on Freon the unit may not be getting as cold as … Continue reading

What is the most common thing you find, in new construction homes that you inspect, that is overlooked by the builders?
The most common deficiencies found in new construction are mis-wired outlets. I did a new construction inspection today and found several mis-wired outlets and areas that should have GFCI (ground fault circuit interrupter) protection but was missing. The only function … Continue reading

Every few days we find water on the floor in front of the refrigerator. I cannot find leaking anywhere around it. I thought my husband was dropping ice cubes but it happened the other day when he was out of town. I had a plumber come look but he could not find anything. I am at a loss as to where to go next. Do I call another plumber or what?
You could have a pinhole leak in your icemaker line but I would assume your plumber checked that. The problem also could be the drain line in the freezer could be clogged or leaking. There is a drain line that … Continue reading

I have wood floors in my home and have been cleaning them with furniture polish since I moved in. The floors look good, but sometimes they are slippery and it is fairly expensive to keep them clean. My neighbor said I can just damp mop them and it would be ok and not hurt the floors. What can you tell me about this?
I think using furniture polish on your floors would indeed make them slippery and present a safety concern especially with older persons. I asked my wife what she uses to clean our wood floors and she said she uses a … Continue reading

My home was recently inspected for a person who was considering the purchase of my home. When the roof was inspected the home inspector found holes in my roof from the tarps that were nailed down to prevent leaking after the recent hurricane. I had my roof repaired after the storm, but apparently there are some holes still present. Are the small nail holes that still in the roof a problem? My husband said they are not big enough to cause any leaks that would be a problem.
I too have been seeing a lot of these nail holes when inspecting roofs. Your husband is partially correct that there will not be enough leaking to cause any problems immediately. However, the problem is that when it rains, and … Continue reading

The other day we came home after being out of town for a couple of weeks and when I turned the faucet on in my downstairs guest bathroom the came out blue. I couldn’t believe the color of the water. It was bright blue like cool-aid. After it ran for about 1 minute the water turned normal. I asked everyone I know and no one has any idea what it was. I think most of my friends think I was making it up. Do you know what it could have been?
I hope you didn’t drink the water. Do you have those toilet cleaners that turn the water blue? This is why siphon break should be put on water valves. The water was apparently siphoned from the toilet tank into the … Continue reading

I was in my attic last night and found that the outside of my water heater is all rusty. There are some areas where there are holes through the metal. I did not find any water in the pan under the water heater so it does not seem to be leaking now. What should I do?
Generally the corrosion is due to two possible causes. First possibility is there was leaking in the past either form the roof or the connections on top of the water heater. Second possibility is from condensation forming in the insulation … Continue reading

Sometimes when I open my dishwasher there is dirty water in the bottom of the dishwasher. I can’t figure out where it is coming from because it is not there when I emptied it the day before. I am at a loss as to where it comes from.
The most likely cause of this is back flow from your sink drain or disposal. There are two ways to fix this. There should be a loop in the drain line from the dishwasher that goes above the bottom of … Continue reading
